What are the required deposit and payment terms for the Entrance Fee? A deposit of ten percent (10%) of the Entrance Fee is needed to reserve a unit for a prospective Resident(s). The balance of the Entrance Fee is due at the time the new Resident(s) take occupancy. |

How will the Entrance Fee refund provisions of the Residency & Care Agreement apply to me after I have moved into Mary’s Woods?
A refund of 80% of the Entrance Fee you paid or, if lower, 80% of the current entrance fee is made after the unit has been vacated and a like-sized unit has been sold. |

Will moving to Mary’s Woods have any effect on my income taxes?
Yes. A person moving into Mary’s Woods may be able to deduct a portion of the Entrance Fee and the Monthly Service Fees paid during that year from their income as a medical tax deduction. Please consult your Tax Advisor for additional information. |

Is the Monthly Service fee fixed or is it subject to change?
Since opening in 2001, independent monthly fees have increased an average of 4.4% per year (ranging from 3.75%-5%). Entrance fees are reviewed annually and adjusted according to market trends. |

May Residents further decorate or make changes in the apartments or Villa homes?
Yes. However, all changes must be approved by Management beforehand. Depending on the changes made, the Resident(s) might be asked to return the unit to its original condition after the unit is ultimately vacated. |

What are the age and health requirements for admission to Mary’s Woods?
One must be at least 62 years of age and able to live independently.

May I have guests, host parties, travel? Yes! Mary’s Woods has two guest apartments available for guests of Residents. Contact the concierge for availability. There are also rollaway beds available for Residents to use in their units. Residents who wish to host parties are encouraged to do so. They can host in their apartment or Villa, or reserve one of Mary’s Woods common areas to accommodate larger groups. Catering services are available through the Dining Services department. If a Resident is away traveling, they are able to rest assured knowing that their home is safe and secure while they are away. |

May I have a pet?
Yes. Pets are allowed in two of the three apartment buildings, and in the Villas, provided they are no larger than twenty five (25) pounds. |

What are the advantages to living in a Continuing Care Retirement Community?
As you age your individual needs change. Within a CCRC you can be assured whatever your needs, services to assist you are provided within the Mary’s Woods Community. |

What happens when my spouse and I have different care needs?
Often couples find themselves in a situation where one spouse becomes a caregiver for the other. In a CCRC couples can receive the individualized care needed while still living within walking distance of each other. |

Can I use my Medicare benefit at Mary’s Woods?
Mary’s Woods is licensed to provide services under Medicare when such services meet Medicare criteria. Our team of professional staff gathers information prior to admission to determine when Medicare benefits are applicable.

How does long term care insurance work in a CCRC?
Long term care insurance is an additional insurance policy purchased by a resident through a private insurance company. A long term care policy can be used to help cover the cost for long term ICF care and in some cases assisted living. Mary’s Woods does not bill LTC insurance directly, but will accommodate residents with necessary information for their reimbursement. You should check with your insurance provider for the specifics of your coverage.
